The Site Development Manager is responsible for identifying, attracting, and securing tenants from the chemical, logistics, and industrial sectors to establish operations on our Texas City site. This role also involves the development and execution of tailored business plans for third-party tenants, optimizing their operations on-site. In addition, the role encompasses the responsibility of setting up and managing energy infrastructure, selecting suppliers, and negotiating energy supply conditions to support tenant operations.
Key Accountabilities:
Strategic Business Development:
Develop and implement a business development strategy to attract third-party tenants, targeting chemical manufacturers, logistics operators, and other industrial companies.
Prepare and gain board approval of a land use plan for the Texas City site including setting aside plots for the debottleneck project and/or new acetic acid unit(s) and derivative units.
Lead the entire commercial process from lead generation to contract negotiation and closure, ensuring alignment with the site’s strategic objectives.
Work closely with tenants to ensure that the site’s offerings are well-aligned with their operational needs and growth objectives.
Business Plan Development for Third-Party Tenants:
Define and execute customized business plans for new tenants, ensuring their successful integration into the site’s operations.
Provide guidance to tenants on optimal use of the site’s infrastructure, including production, storage, logistics, and other operational resources.
Ensure that third-party business plans are aligned with both short-term and long-term site development strategies and contribute to overall site performance.
Energy Management Setup and Optimization:
Oversee the development and management of energy infrastructure for the site, ensuring it meets the needs of third-party tenants.
Joint with Business Manager, identify and select energy suppliers, negotiating terms that are cost-effective and aligned with sustainability objectives where applicable.
Negotiate and contract CO supply to Texas City. Includes implementation and cost minimization from the existing Linde CO contract. Work jointly with Business Manager.
Define energy supply conditions, ensuring adequate capacity and reliable services are in place to support tenant operations, particularly those with high energy demands like chemical manufacturing.
Monitor energy consumption, working closely with tenants and suppliers to optimize usage and reduce operational costs through innovative energy management strategies.
Market Analysis and Opportunity Identification:
Conduct comprehensive market research to identify prospective tenants and emerging opportunities in the chemical and logistics industries.
Develop insights from competitor analysis and industry trends to position the site competitively and enhance its value proposition to potential tenants.
Understand regulatory context in which the site operates to avoid investments that have the potential to put an undue burden on the site Awareness and understanding of future regulatory direction.
Client Relationship Management:
Build and manage relationships with senior executives, operations managers, and industry stakeholders to drive tenant engagement and satisfaction.
Serve as the key point of contact for tenants from initial discussions through contract negotiation and ongoing site operations, ensuring a smooth transition into the facility.
Negotiation and Deal Closure:
Lead commercial negotiations with prospective tenants, securing long-term agreements that align with the site’s financial, operational, and strategic objectives.
Ensure that tenant agreements include mutually beneficial terms, addressing both the site's commercial interests and tenant operational needs.
Internal Collaboration and Cross-Functional Coordination:
Collaborate with internal teams (site management, business management, engineering, operations, environmental, and finance) to ensure commercial agreements are feasible, sustainable, and compliant with regulatory standards.
Lead cross-functional efforts to onboard new tenants, coordinating infrastructure readiness, energy requirements, and other operational aspects.
Performance Monitoring and Reporting:
Track and report on business development activities, providing regular updates on pipeline status, deal progression, and market conditions to senior management.
Ensure business development initiatives meet or exceed revenue targets and contribute to the overall growth and sustainability of the site.
Level of education & Experience:
Bachelor's degree in Business, Chemical Engineering, Energy Management, Logistics, or a related field.
Minimum of 10 years of experience in business development, commercial management, or industrial operations, ideally within the chemical or logistics sectors.
Experience in developing business plans for third-party operations and overseeing the setup of energy management systems and supplier agreements..
Technical skills:
Strong understanding of the chemical manufacturing industry, logistics operations, and energy management systems, with the ability to navigate technical and regulatory complexities.
Familiarity with industrial energy supply models, supplier negotiation, and sustainability practices is highly advantageous.
Skills:
Excellent relationship management and negotiation skills, with experience handling complex, high-value deals.
Strong strategic thinking and commercial acumen, with the ability to develop and execute tailored business plans for multiple tenants.
High-level communication and presentation skills, capable of engaging senior stakeholders and presenting complex proposals.
Proven ability to manage energy infrastructure projects, supplier selection, and contract negotiations.
