We comprise 36 businesses with 194 sites in 29 countries throughout the world.  The O&P USA business includes the Ethylene, Propylene, Butadiene, Polypropylene and Polyethylene product lines.  Manufacturing sites include Chocolate Bayou Works (Alvin, TX), Battleground Manufacturing Complex (LaPorte, TX), and Carson (Carson, CA), with the headquarters located in League City, TX. 

The Main Purpose of the Role: 

The Building/Facility Supervisor provides oversight to the INEOS owned commercial office facility in League City, TX.  It reports to the O&P Treasurer.  A Facilities Coordinator and Building Financial Analyst report to the Building/Facility Supervisor.

Responsibilities AND Accountabilities

  • Manage Space allocating among INEOS and affiliates
  • Retain and manage all building/facility owner documentation
  • Manage internal INEOS (and affiliate) work orders and have oversight for building worker orders, including tracking of progress and metrics
  • Work with financial analyst to ensure all recordings are timely and accurate and financials and commentary delivered to O&P management each month
  • Maintain log and records of building critical equipment
  • First line contact for INEOS as building owner – approvals/emergency contact
  • Manage INEOS communications regarding building and building events (fire alarms, garage closures, etc)
  • Work with SHEQ for security changes and how those affect building occupants. 
  • Communicate to broader tenants any badging system maintenance, including upgrades
  • Work with SHEQ on any security changes
  • Assist INEOS and building management with new or replacement furniture and equipment
  • Schedule/ Manage a preventative maintenance plan
  • Maintain/oversight of records for all inspections ensuring they are up to date
  • Provide estimates and cost analysis on efficiency upgrades (ie- moving to LED lights vs maintaining standards)
  • Assist INEOS Finance in developing budgets for the building
  • Assist INEOS SHEQ in developing/implementing a revised Site Safety Plan
  • Liaison to Commercial Maintenance Association, City of League City, Galveston County
  • Lead day to day activities of building management support staff

Skills & Knowledge Required

Education/Experience

Minimum Qualifications

  • Bachelor’s degree in business-related field.
  • At least 5 years relevant building/facility management experience or equivalent project / process management experience

Skills and Competencies

Technical skills

  • Familiar with a variety of the field’s concepts, practices, and procedures
  • Proficient at MS Office (Excel, PowerPoint, etc.)

Behavioural skills

  • Negotiate with vendors for work performed on this building, describing projects, obtaining project bids, etc. and they would manage a small team of 2 people, plus 2 contractors.
  • Strong planning, analytical and problem solving ability.
  • Strong organizational and communication skills
  • Strong organizational and time management skills – ability to manage to short deadlines.
  • Self-starting individual who can work with a minimal oversight/direction.

PHYSICAL REQUIREMENTS

  • Frequently (70-100%) sitting.
  • Occasionally (12 – 16 days per year) lifting up to 50 pounds and pushing/pulling up to 100 pounds.
  • Infrequently (10% or less) ascending and descending stairs, bending, stooping, twisting, kneeling, and reaching at/below shoulder height.
  • The worker is required to have close visual acuity to perform an activity such as preparing and analyzing data and figures; viewing a computer screen and extensive reading.
  • The worker is not substantially exposed to adverse environmental conditions.
  • This position requires the employee to always be alert, able to concentrate on their task at hand, and not impaired by medications (prescription, non-prescription, illegal or legal substances including alcohol), or any other mental condition which adversely affects alertness, concentration, or judgment.
